The building is around 150 years old and its existing slab had no damp-proof membrane and no meaningful reinforcement. A full slab replacement and new fire and acoustic ceiling were identified and priced before commitment rather than discovered mid-programme.

Occupied flats sit directly above, which set working hours and put noise and dust control at the centre of the breakout sequence. The store opened to its planned launch.
