UC's appointment spanned project management, cost management, Employer's Agent and Quantity Surveying, from initial cost planning at RIBA Stage 2 through to Practical Completion in September 2024.
Bromley Place is a ten-storey, 8,325m2 purpose-built student scheme rising across three blocks, delivered on a constrained urban site within a 15-month main works programme following enabling works. It was the first Unite Students scheme built to their latest bedroom and studio fit-out specification, providing 271 beds across 25 cluster flats and 121 studios, targeted at returning and postgraduate students, with larger bathroom pods, a roof terrace and a gym forming part of the amenity offer.
UC managed procurement on a two-stage basis under a Pre-Construction Services Agreement, bringing the principal contractor on board early to quantify and de-risk the unknowns within the existing structure before committing to a main contract, procured under JCT Design and Build.
The scheme records the lowest embodied carbon of any development in Unite's current and recent pipeline, using ground granulated blast furnace slag as a low-carbon cement substitute throughout the structure, alongside LED lighting and high-efficiency heating and cooling systems. UC's role also spanned contractor selection, negotiation of the final account, contract administration post-award, and post-contract cost management including the assessment of variations and contractor claims.
