Morriss House is a six-storey, 19,064m2 purpose-built student scheme at 406 Derby Road in Lenton, built on a site adjacent to the River Leen. The development required demolition of existing structures and the construction of 94 cluster flats providing 705 beds in total, alongside 1,648m2 of shell and core commercial space, a dedicated reception building and full ancillary provision including laundry, common room and bike storage.

Site constraints were significant. Extensive Section 278 highway works and flood barrier construction were required to integrate the development with the river boundary. Five additional beds were incorporated post-contract to maximise space efficiency without programme impact.

The scheme connects directly to the University of Nottingham's Jubilee Campus via a landscaped green amphitheatre along the River Leen. Energy design runs on 100% renewable electricity, with photovoltaic panels and air source heat pumps reducing grid reliance. The building takes its name from Richard Morriss Woodhead, co-founder of the Raleigh Cycle Company, whose factory once occupied the surrounding area.
